LISTING AGENTS Marlene and Sarah McLean, Royal LePage Real Estate Services Ltd.

The Action: In the area around Etobicoke's Centennial Park, there were only a few other properties up for sale this summer. This detached bungalow, a short walk from Centennial and several other parks, bagged 16 showings, followed by four competing offers.

What They Got: A decade's worth of improvements to this more than 50-year-old bungalow are evident throughout, from a new interlocking patio and pergola on the 55-by-140-foot lot to an updated front door, windows, roof, kitchen and lower-level recreation room, den and two bedrooms with laminate floors.

Hardwood floors were laid down in the living and dining areas and three bedrooms, one of which has a back patio door.

Additional conveniences include two full bathrooms and a side door to the garage and driveway.

The Agent's Take: "It's a family oriented neighbourhood with good schools in the area and shopping not too far, and the airport is very close," agent Marlene McLean notes. "The other thing is that it's very close to Centennial Park and Etobicoke Olympium, so lot of activities happen there."

This bungalow is fairly typical, except for its looks. "It had been extensively renovated, not in the last year or so, but the last few years, so the house itself was in move-in condition," Ms. McLean says.

"It was a good-sized backyard, fully fenced, and also in the back off one of the bedrooms they use as a den, there was a lovely pergola the owner had built, so it made for quite a private backyard."
